  • Fix-and-Flip (SFR & Small Multi) – Cosmetic to heavy value-add; quick turns.

  • Multifamily (5–200+ units) – Classic-value-add, deferred maintenance, or ADU-eligible sites.

  • Hotels – Independent or flagged, renovation or conversion opportunities (select-service, limited-service, boutique).

  • ADU / Infill – MF sites with by-right or feasible ADU additions; large lots, underbuilt density, parking reconfiguration.

Acquisition Criteria

  • Markets: Primary Metros

  • Vintage: 1900s–2024s (flexible)
  • Status: Stabilized or underperforming, vacancy/management challenges, capex needs, loan maturity/recap situations

  • ADU Potential: Excess land/parking, large setbacks, or MF zoning enabling additional units
